City of Mississauga and Peel Region bring a sustainable community vision to life

How a transformative relationship between OMERS employers and their private-sector partners is creating Canada's largest district energy system and a model for sustainable living.

Where industrial smoke stacks once dominated the Mississauga lakefront, a vibrant, sustainable community is taking shape; one that will serve as a beacon for clean energy innovation across North America.

The vision for Lakeview Village began with the late Jim Tovey, a community leader who visited Sweden and brought back a transformative idea for an innovative, low-carbon community. This vision has become the foundation for what is now taking shape at this remarkable 177-acre waterfront development.

Located on Jim Tovey Boulevard, this development represents one of Canada’s most ambitious sustainable community projects, delivered by Lakeview Community Partners Limited and Enwave Lakeview Corporation in partnership with OMERS employers City of Mississauga and Peel Region.

Revolutionary clean energy technology

This innovative district energy system represents a large leap forward in sustainable urban planning. Instead of relying on traditional heating and cooling methods, the community will utilize a sophisticated network of pipes to heat and cool all 16,000 residential units from a centralized location. Peel Region and Enwave are working to further decrease GHG emissions from the district energy system through a proposed plan to leverage treated wastewater, or effluent, from the nearby G.E. Booth Water Resource Recovery Facility as the main source of low carbon energy for the system. Using effluent to heat and cool Lakeview Village draws on an innovative energy source that would otherwise remain untapped.

Once this transition happens, Lakeview Village’s residential units, offices and commercial spaces are expected to emit significantly fewer GHGs.

A thriving community hub

Lakeview Village is designed to be a complete, thriving community where, alongside its residential units, visitors can find expansive parks and scenic walking trails, access modern transit connections, as well as enjoy vibrant recreational and event spaces and dynamic commercial areas.

The central plant for the district energy system will house both district energy operations and an educational and meeting space for residents, visitors and the local business community.

Honouring environmental stewardship

In tribute to Jim Tovey's lasting legacy, Credit Valley Conservation is collaborating with the Mississaugas of the Credit First Nation to create the Jim Tovey Lakeview Conservation Area. This remarkable initiative will establish 64 acres of publicly accessible wetlands, streams, trails and naturalized spaces, support wildlife migration, promote the recovery of native species and restore nearby Serson Creek.

In addition to its natural beauty, the village will serve as the home of one million sunflowers (you read that figure correctly), many of which have already been planted.

A model for the future

When completed, this project is meant to represent how communities can lead the way in addressing climate challenges while creating beautiful, livable spaces for families to thrive. The village will serve as an inspiring example for communities across Canada and beyond, proving that sustainable living and modern comfort can go hand in hand. And while it will still take years to become a fully functioning and transformative waterfront destination, construction continues on the community's first residential buildings and site services.

As families begin to call Lakeview Village home, they'll be part of a community that both honours the past and boldly embraces a clean, green future for generations to come.
